Retreat Park Rules

Preface: In these

  •  “occupier” means anyone who occupies a The Retreat Lodges Holiday Home, whether under an agreement to which the Mobile Homes Act 1983 applies or under a tenancy or any other agreement  
  •  “you” and “your” refers to the homeowner or other occupier of a The Retreat Lodges home 
  •  “We” and “our” refers to The Retreat Lodges owner. 

These rules are in place to ensure acceptable standards are maintained on The Retreat Lodges, which will be of general benefit to occupiers, and to promote and maintain community cohesion. They form part of the Agreement by which homeowners occupy the pitch in accordance with the Mobile Homes Act 1983, as amended. None of these rules is to have retrospective effect. 


  • They are to apply only from the date on which they take effect, which is 14th November 2014 and  
  • no occupier who is in occupation on that date will be treated as being in breach due to circumstances which were in existence on that date and which would not have been a breach of the rules in existence before that date.  

These rules also apply (for so long as they live on The Retreat Lodges) to The Retreat Lodges owner and any employees.

Condition of Pitch

1.For reasons of ventilation and safety you must keep the underneath of your home clear and not use it as a storage space.  


2. You must not erect fences or any other means of enclosure unless you have obtained our approval in writing (which will not be unreasonably withheld or delayed). You must position fences and any other means of enclosure so as to

comply with The Retreat Lodges’ site licence conditions and fire safety requirements.  


3. You must not have external open fires, including incinerators. 

4. You must not keep inflammable substances on The Retreat Lodges except in quantities reasonable 

for domestic use.  

5. You must not keep or use explosive substances, guns or firearms on The Retreat Lodges.


6. You must not have more than one storage shed on the pitch. All sheds must be approved by us in writing (approval will not be withheld or delayed unreasonably) You must ensure that any shed or other structure erected in the separation space between The Retreat Lodges homes is of non-combustible construction and positioned so as to comply with The Retreat Lodges’ site licence conditions and fire safety  requirements. The separation space is the space between your The Retreat Lodges home and any neighbouring home.  

7. No trees shall be planted, concrete laid, or permanent structure built (including Decking) without prior approval by us in writing (approval will not be withheld or delayed unreasonably).  

8. You must not have any storage receptacle on the pitch other than the shed mentioned in rule 6 and any receptacle for the storage of domestic waste pending collection by the local authority.


9. Newspapers, cloth, rags, or refuse that may block pipes, must not be put into the lavatory pans or any part of the drainage system. If reported sewer pipe blockages are found to be between the home and the main channel The Retreat Lodges owner retains the right to pass on the clearing costs to the homeowner. We ask all homeowners to be mindful with the use of the sewerage waste  system and to use biodegradable “eco-friendly” chemicals where possible to help our self-contained water treatment plant clean our waste effectively before it goes back into the earth. 

10. You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the local authority service. You must not overfill containers and must place them in the approved position for the local authority collections.  

11. You must not deposit any waste or rubbish other than in local authority approved containers on any part of The Retreat Lodges (including any individual pitch).  

12. No solid refuse (including garden waste / trimmings) may be disposed of on The Retreat Lodges. If the waste is not suitable for local authority containers then the occupier needs to arrange to dispose of the waste legally in another way. The occupier must not permit kitchen waste or food of any kind to be discharged onto the ground, this includes bird feed.

Business Activities

13. You must not use The Retreat Holiday Lodges home, the pitch or The Retreat Lodges (or any part of The Retreat

Lodges) for any business purpose, and you must not use The Retreat Lodges home or the pitch for the storage of stock, plant, machinery or equipment used or last used for any business purpose. However you are at liberty to work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers and does not involve other staff, other workers, customers or members of the public calling at The Retreat Lodges home or The Retreat Lodges.

Age of Occupants

14. Residents must be over 50 and have no permanent resident children, with the exception of The Retreat Lodges owner and their family, The Retreat Lodges warden etc.

Noise Nuisance

15. You must not use musical instruments, all forms of recorded music players, radios and other similar appliances and motor vehicles so as to cause a nuisance to other occupiers, especially between the hours of 10.30pm and 8.00am.


16. Dogs maybe allowed at the discretion of the site owner this will be agreed in advance of any pets being allowed on The Retreat Holiday Homes site. The Retreat Lodges save that a blind person may have a guide dog. 


  • The express terms of a homeowner’s agreement contain an undertaking on the part of the homeowner not to allow anything which is or becomes a nuisance, inconvenience or disturbance to other occupiers at The Retreat Lodges and this undertaking extends to the behaviour of pets and animals. 
  • These rules do not have retrospective effect. If the keeping of the pet complied with the previous rules, an occupier will not be treated as being in breach when these rules take effect. However, when the pet dies or leaves it can only be replaced if this would comply with these rules.


17. You must protect all external water pipes from potential frost damage. Water leaks are to be attended to immediately and are the responsibility of the home owner from the Water Stop Cock demarcation point.  Stop Cock points must be kept clearly visible and accessible.

Vehicles and The Retreat Lodges

18. All vehicles can only be parked in the allocated spaces in the car park, no commercial vehicles, caravans, or any other vehicles without the permission of the site owner.   

19. The Occupier must not bring or cause or permit to be brought into The Retreat Lodges commercial vehicles unless by The Retreat Lodges Owners express and written agreement with the exceptions of commercial vehicles operated by The Retreat Lodges owner and their family, The Retreat Lodges warden etc.  

20. You must hold a current driving licence and be insured to drive any vehicle that you keep on The Retreat Lodges car park. You must also ensure that any vehicle on the grounds of The Retreat Lodges is taxed in accordance with the requirements of law and is in a roadworthy condition.  

21. Disused or un-roadworthy vehicles must not be kept anywhere on The Retreat Lodges grounds. We reserve the right to remove any vehicle which is apparently abandoned at the owners 


22. Homeowners are reminded that all deliveries of mail and any items will be delivered to the main office or that area if access is needed for heavier items to the lodges this require the permission of 

the owner of site.

External Decoration

23. Homeowners must maintain the outside of their The Retreat Lodges home in a clean and generally tidy condition, including the garden and storage areas. Where the home exterior is repainted or recovered homeowners must use reasonable endeavours not to depart from the original exterior colour-scheme.


24. The Occupier will be responsible for any damage occasioned by themselves, their guests, or any persons or children in their care at that time. 

25. All holiday homes must be fully insured and a valid certificate must be available for inspection if requested.

Fire Precautions

26.  A fire extinguisher or a type described by the Owners MUST be installed in each Home (Note: Carbon Tetrachloride Methyl Bromide and Chlorobromomethane can be dangerous in confined spaces and should not be used).  A dry powder of at least 4lbs capacity will be suitable. 

27. It is expressly forbidden for anyone including children to interfere with fire points and appliances which are for use only in case of emergency. 

28. Gas cylinders must not be placed inside Mobile Homes unless used in a compartment that complies with British Standards 

29. Solid fuel stoves & portable oil heaters. These cause excessive condensation and some fire risk. Their use is not recommended. Please contact the site owner if more information is required.

Electricity Supply

30. Provided that the electrical installation and appliances in, or in connection with, the home comply with the latest IEE regulations, the Owners agree to make a supply of electricity available on the receipt of home certification. 

31. Each installation will be subject to a test before connection is made to the occupiers supply point. The owners have nominated contractors to carry out tests and inspections for the said connection for which a nominal charge is made. The owner will be responsible for the electrical meter capable of up to 60 amps single phase loading installed at the intake and the occupier for the maintenance and repair thereof. This is also the demarcation of the owner's responsibility. 

32. Payment of electricity supplied will be calculated from the meter reading plus the electricity company’s standard electricity charge. Settlement of the bill is required within 14 days. 

33. The Owner shall have the right to (a) interrupt the electrical supply to the occupier’s home for maintenance or repair of electrical supply equipment, and (b) to limit the amperage provided at the occupier’s terminal if required by the Electricity Board or by other external factors. In such cases, as much notice as possible will be given to the occupier.
